Buying a home

Make your offer stronger.

A buyer can pay for the seller's policy as part of an insured offer. It shows the seller you're serious about closing.

How to buy it, in three steps.

  1. Get a quote and pre-approval

About a minute online, no obligation. Your rate is held for 90 days while you sell.

  2. Accept a firm offer

Your buyer's conditions are waived. Already firm? You can still apply if closing is more than 15 days away.

  3. Activate your policy

Pay once and get your certificate to share with your agent and lawyer. If your buyer delays or defaults, call us and we start your claim.

What a covered claim can pay.

  • Every plan: your lawyer's costs to pursue the buyer, and an advance of the buyer's deposit while you wait.
  • Essentials Plus and up: carrying costs while you still own the home, and the cost of relisting it.
  • Comprehensive: the shortfall if your home resells for less.

The most any policy pays, all coverages combined, is $250,000. Coverage is subject to the policy's terms, limits and exclusions.

A real Ontario case

$218,138.93

awarded to a Thornhill seller after the buyer walked away (Kisliuk v. Algai, 2023 ONSC 1841). The deposit sat in trust until the court ordered its release.

A Comprehensive policy on that home would have cost $1,311.12, policy fee and tax included: under 1% of the damages.

When do I pay?

You pay once, when you buy the policy after your sale is firm. Your card is authorized at checkout and charged when the policy is approved. There's no deductible and no renewal.

I've already accepted a firm offer. Is it too late?

No. You can still apply after your sale is firm, as long as your closing date is more than 15 days away. Apply as soon as you can: the quote checks your dates in about a minute.

Who can pay for the policy?

The seller, the seller's real estate agent or the buyer can pay. The seller is always the insured.

Is it the same as home insurance?

No. Home insurance covers your building, contents and liability. Home Closing Insurance covers the financial loss when a buyer fails to close. You still need your regular home insurance.

See your price in about a minute.
