General

How much do SecureMyOffer products cost?

DepositGuard Surety starts at $250, and Home Closing Insurance starts at $349. Your final price depends on the product and applicable terms. Your quote will confirm your price and any applicable taxes.

Where are SecureMyOffer products available?

Across Canada, except Quebec, subject to product-specific eligibility requirements.

Who backs SecureMyOffer's products?

Home Closing Insurance and DepositGuard Surety are underwritten by Accelerant Insurance Company of Canada, rated A by AM Best. SecureMyOffer is the Managing General Agent (MGA), and policies are brokered by Oasis Insurance Brokers, Ontario Lic. #3750. See brokerage licences.

Do I need a real estate professional to use SecureMyOffer?

Yes. A licensed real estate professional must be involved in your transaction. If you don't have one, we can help connect you with a SecureMyOffer partner. Ask us to connect you.

Can I use both products together?

Yes. DepositGuard helps buyers provide a surety instead of a traditional cash deposit. Home Closing Insurance protects sellers against eligible financial losses if a buyer delays or fails to close. Together, they cover both sides of the transaction.

Home Closing Insurance (sellers)

I've already accepted a firm offer. Is it too late?

No. You can still apply after your sale is firm, as long as your closing date is more than 15 days away. Apply as soon as you can after the sale goes firm.

When do I pay, and what if my buyer never closes?

You pay once, when you buy the policy after your sale is firm. Your card is authorized at checkout and charged when the policy is approved. If your buyer then fails to close, you make a claim. There's no deductible and no renewal.

Who can pay for the policy?

The seller, the seller's real estate agent or the buyer can pay. The seller is always the insured.

How does Home Closing Insurance work?

Home Closing Insurance helps protect sellers against eligible financial losses if a buyer delays or fails to close. Depending on the coverage, this can include legal expenses, an advance of the buyer's deposit, carrying costs, relisting costs and losses if the property resells for less. Limits, exclusions and conditions apply.

Who is eligible?

You're eligible if you're selling a private residence you own, anywhere in Canada except Quebec, for under $4,000,000, with a licensed real estate agent involved. The buyer's deposit must be at least $4,000, and the closing date must be more than 15 and less than 120 days away. New builds, vacant land, rural-zoned properties and mobile homes aren't eligible.

When can I buy it?

Get a quote and pre-approval before your sale is firm; your rate is held for 90 days. The policy is issued once your sale is firm, and your closing date must be more than 15 and less than 120 days from when you apply.

Isn't that what the buyer's deposit is for?

The deposit can help, but it's usually held in trust until a court or both parties release it, which can take months, and it may not cover your full losses. Home Closing Insurance advances the deposit to you and covers eligible costs beyond it, up to your policy limits.

Is it the same as home insurance?

No. Home insurance covers your building, contents and liability. Home Closing Insurance covers the financial loss when a buyer fails to close. You still need your regular home insurance, including vacancy coverage.

How much does Home Closing Insurance cost?

From $349, one payment, with no deductible and no renewal. Your price depends on the tier and coverage amount you choose, and for Comprehensive, your home's value.

How much coverage can I get?

Essentials and Essentials Plus offer a coverage total of $25,000, $50,000, $75,000 or $100,000. Comprehensive adds Home Value Protection of $100,000, $150,000 or $200,000. The maximum any policy pays is $250,000.

Can I change my coverage after I buy?

Yes. You can upgrade up to 30 days after purchase, as long as your closing is still more than 15 days away.

DepositGuard Surety (buyers)

Who can get DepositGuard?

Canadian citizens and permanent residents buying anywhere in Canada except Quebec, including resale homes, new builds and pre-construction. The surety can range from $10,000 to $250,000, up to 10% of the purchase price.

Is anything charged if the seller says no?

No. You're charged once, only when the seller's side accepts the surety. Nothing is charged at the quote, at approval or when the deal goes firm.

Will applying hurt my credit?

No. The application uses a soft credit check, which doesn't affect your credit score. A quote needs no credit check at all.

What is DepositGuard?

A buyer deposit solution that uses a surety as an alternative to a traditional cash deposit when making an offer on a home. It can help eligible buyers keep more cash available for their down payment, closing costs and moving expenses.

Learn more about DepositGuard

Do I need the seller's permission?

Yes. Discuss DepositGuard with your real estate agent before submitting your offer. The seller must agree to accept a surety instead of a traditional cash deposit, and the offer must include terms that permit its use. Acceptance is not automatic.

When should I arrange it?

Before making an offer, so you and your agent have time to confirm eligibility, discuss acceptance with the listing side and make the arrangements before your offer is submitted.

Does it mean I don't have to provide a deposit?

No. You still need to meet the deposit requirements of your purchase agreement. DepositGuard offers a surety as an alternative to providing the deposit in cash.

How much does DepositGuard cost?

From $250. Your quote confirms the price and any relevant terms or fees. You're charged once, only when the seller's side accepts the surety.

What happens if I don't close on the home?

Your obligations under the purchase agreement still apply. If you default, the seller may be entitled to make a claim under the surety, subject to its terms. The surety may then seek recovery from you for amounts paid.

Can I use DepositGuard for any home purchase?

Not every transaction qualifies. Eligibility depends on the product requirements and your purchase, and the seller and relevant transaction parties must accept the surety.
