DepositGuard Surety · 80-second explainer
Make your offer without tying up your cash.
A surety backed by an A-rated insurer stands in for your cash deposit, so your money stays free for the down payment, closing costs and the move. Watch how it works.
- From $250, charged once, only if the seller's side accepts
- Underwritten by Accelerant Insurance Company of Canada, rated A by AM Best
- Soft credit check only. A quote needs no credit check at all.
What to do next depends on who you are.
The seller has to agree to a surety, so everyone on the deal plays a part.

The seller holds a guarantee backed by an A-rated insurer instead of cash in trust. The listing agent accepts it online, with no account needed.

Keep your client's down payment intact.
The deposit no longer has to come out of savings, a line of credit or investments sold early. Refer buyers before they make an offer.

Talk to your agent before you write the offer, because the seller has to agree to a surety.
Quote
About a minute. You don't need to give a name, an address or a credit check to see a price.
Apply
About five minutes: a soft credit check, one document and one pledged asset, like an RRSP, TFSA, savings or home equity. It stays yours.
Get approved
Usually within one business day, with a contract number that's good for 120 days on any offer.
The seller's side accepts
Once the deal is firm, the listing agent accepts the surety online. That's the only time you're charged.
Who it's for, and what it costs.
- Who
- Canadian citizens and permanent residents.
- How much
- A surety from $10,000 to $250,000, up to 10% of the purchase price.
- Where
- Anywhere in Canada except Quebec. Resale homes, new builds and pre-construction.
- If you don't close
- The seller can claim on the surety, and you repay Accelerant, the surety's issuer. It frees up your cash; it doesn't remove your responsibility to close.
Example
$250 + tax
for a $10,000 deposit, at an example rate of 1% plus a $150 policy fee, with good credit and verified income and savings. Your rate depends on your credit and what you can verify. Your quote shows your actual price.
Your $10,000 stays in your account instead of sitting in trust until closing.
Quick answers.
More in the video lessons or call 1-833-766-2329.
Does the seller have to accept it?
Yes. Acceptance is not automatic. Your real estate agent should confirm with the listing agent that the seller is willing to accept a surety before you submit your offer. The terms of the purchase agreement must also permit its use.
Is anything charged if the seller says no?
No. Nothing is charged at the quote, at approval or when the deal goes firm. You're charged once, only when the seller's side accepts the surety.
Will applying hurt my credit?
No. The application uses a soft credit check, which doesn't affect your credit score. You can see a quote without any credit check at all.
What happens if I don't close on the home?
Your obligations under the purchase agreement still apply. If you default, the seller may claim under the surety, subject to its terms, and you then repay Accelerant, the surety's issuer, as agreed.
