How much does it cost?

A typical policy costs $1,000 to $1,500. Coverage is up to $250,000, or 20% of home value, whichever is lower.

When do I need to buy it?

Within 10 days of your offer becoming firm, and at least 14 days before your closing date. It's a strict deadline, because the risk of default is highest just after an offer firms up.

What happens if my buyer can't close?

You still get paid, on your original closing day. We cover the shortfall if the home resells for less, your carrying costs while it's unsold, the legal work of pursuing the buyer, and relisting costs. If it resells for more, the upside is yours.
